Flooded Basement Cleanup in Coquitlam

Why fast action protects the property

A flooded basement in Coquitlam can push moisture under flooring, into wall cavities and through stored contents within minutes. Fast extraction and measured drying protect the structure and reduce mold risk.

Electrical hazards

Standing water near outlets, appliances or panels must be treated as an electrical risk.

Hidden wall moisture

Dry-looking surfaces can conceal water inside insulation, base plates and wall cavities.

Flooring traps water

Laminate, carpet, underlay and floating floors can hold water against the subfloor.

Mold risk rises

Delayed drying gives mold a chance to grow on drywall paper, wood and stored contents.

The water source matters

Rain, groundwater, a drain backup and a supply-line leak require different safety controls.

Drying must be measured

Professional meters confirm when framing and subfloors are actually dry, not just surface dry.

What shapes restoration work across Coquitlam

During the October 2024 atmospheric river, Burke Mountain in Coquitlam recorded about 256 millimetres of rain over roughly 48 hours, an event city engineers described as once-in-200-years, according to the record of the 2024 British Columbia floods and the City of Coquitlam.

Coquitlam rain and flood exposure

From October 18 to 20, 2024 an atmospheric river dropped a storm total of about 256 millimetres on Burke Mountain, an event city engineers called a once-in-200-year storm that pushed infrastructure past its limits. A Coquitlam mudslide killed a woman in her home and a man died in the swollen Coquitlam River. The city's steep terrain funnels runoff through the Como, Nelson, Hyde and Partington creeks, and a high tide during the storm left water nowhere to drain.

Local drainage conditions

Coquitlam maintains more than 550 kilometres of storm mains, but residential pipes are designed only for a 1-in-10-year storm and higher-density areas for a 1-in-25-year storm. During the October 2024 atmospheric river the drainage pump stations neared capacity and the sanitary pump stations exceeded it, triggering high-level alerts and surcharging.

Building-specific risk

Coquitlam skews newer than the older Metro cores, with roughly 46% of its housing built before 1990 and about 54% in 1991 or later; Burke Mountain and Westwood Plateau are almost entirely post-1989. The older stock is concentrated in Maillardville and Austin Heights, where aging clay and cast-iron pipes raise the backup risk.

Our 7 Step Restoration Process

A documented process from response through repair

The safest cleanup identifies the water category first, then extracts, removes, dries and verifies in a documented sequence.

1

Damage assessment

We document the source, affected materials and safety risks before work begins.

2

Containment and protection

We isolate the work zone and protect clean rooms, contents and occupied areas.

3

Removal and cleanup

Damaged or contaminated materials are removed under the correct safety controls.

4

Detailed cleaning

Surfaces and salvageable contents are cleaned with professional equipment and products.

5

Drying and monitoring

Air movers, dehumidifiers and moisture readings bring the structure back to a dry standard.

6

Insurance documentation

Photos, readings and an itemized scope are prepared for your insurer and adjuster.

7

Repair and handback

We complete the required repairs and confirm the space is ready to use again.

The First Response

What happens from the first call

The first decisions protect people, stop secondary damage and prepare the insurance record.

1
First call
Identify the likely source

We ask where the water entered, whether drains are involved and if electrical hazards are present.

2
On arrival
Extract and map moisture

Standing water is removed while meters identify the full wet boundary.

3
Drying phase
Monitor to a dry standard

Equipment is adjusted from actual readings until retained materials are dry.

We are ready 24/7

Your call is answered 24/7 so you can get clear guidance and the next steps started right away.

Insurance Documentation and Claims Help

Clear records for your insurance claim

Sudden accidental water damage may be covered, while seepage, groundwater and sewer backup can depend on separate endorsements and exclusions. We document the source, affected materials and moisture readings so your insurer has a clear record.

We make the claim easier to follow

One restoration team documents the damage, work performed, drying readings and repairs.

Insurance coordination

We work directly with your insurance team where the claim and policy allow.

Photo documentation

Affected rooms and materials are recorded before and during restoration.

Moisture and work logs

Readings and completed tasks support the technical scope.

Adjuster coordination

We answer scope questions and keep the restoration record organized.

Flooded Basement Cleanup: common questions

Direct answers about basement cleanup, timing, safety and insurance in Coquitlam.

Flooded Basement Cleanup tools and equipment prepared for Coquitlam

Coquitlam's steep terrain funnels heavy rain downhill fast through the Como, Nelson, Hyde and Partington creeks, and neighbourhoods like Burke Mountain sit at the top of that runoff. In October 2024 a 256 millimetre storm overwhelmed the drainage and sanitary systems and flooded basements across the Tri-Cities. When a high tide blocks the outfalls, water backs up into the lowest level of the home.
