Here, weeks of mild weather end in a short snap, and the water sitting in an uninsulated crawlspace or an unheated garage is the water that fails.

What should you do before a cold snap?

  1. Disconnect and drain every garden hose, and shut the interior valve feeding each exterior bib
  2. Insulate accessible pipes in crawlspaces, garages and against exterior walls
  3. Locate and test the main shut-off valve, and tell everyone in the building where it is
  4. Keep the heat on, including in rooms you do not use; a closed unheated room shares walls with plumbing
  5. Open cabinet doors under sinks on exterior walls so room heat reaches the pipes
  6. If the building will be empty, keep minimum heat running or have the system properly drained

Why do pipes burst on the thaw?

Because the damage is done by pressure, not by cold. As ice forms inside a pipe it pushes the water ahead of it toward a closed tap, and the pressure trapped between the ice plug and that closed point is what splits the pipe.

The split often stays quiet while everything is frozen. Water only starts moving through it when the ice melts, which is why so many burst-pipe calls come in as the weather improves rather than at the coldest point.

A pipe already burst. What now?

Water inside a wall or a floor assembly does not dry on its own, and wet building materials in this climate support mold growth quickly. Getting the structure genuinely dry, and documented as dry, is what stops a burst pipe becoming a second, harder problem.

  1. Shut off the water at the main immediately
  2. Kill power to affected areas at the breaker if water is near outlets or fixtures
  3. Photograph and video everything before moving anything, because this is the evidence your claim rests on
  4. Call your insurer to open the claim, then get extraction and drying started, since most policies require you to prevent further damage

At what temperature do pipes freeze?

Water freezes at 0C, but a pipe inside a building does not freeze the moment the air outside does. What matters is how cold it gets, for how long, and whether the pipe sits in a space that is heated. An exposed pipe in an unheated crawlspace can freeze during a snap that a pipe inside a heated wall shrugs off.

Why do pipes burst when they thaw rather than when they freeze?

Because the burst is caused by pressure, not by ice touching the pipe. As ice forms it pushes water along the pipe toward a closed tap, and pressure builds between the ice and that closed point until the pipe fails. Often the split is not discovered until the ice melts and water starts moving through it.

Should I leave a tap dripping?

During a hard snap, a slow trickle on the taps most at risk relieves the pressure that actually bursts pipes and keeps water moving. It is a short-term measure for a cold snap, not something to run all winter.

My pipe is frozen but has not burst. What now?

Open the tap it feeds so melting water has somewhere to go, and warm the pipe gently along its length with a hair dryer or heat lamp, working from the tap back. Never use an open flame. If you cannot locate the frozen section, or the pipe is inside a wall, call a plumber before it thaws unattended.
