How do you prevent frozen pipes in Metro Vancouver?
Insulate the pipes in unheated spaces, keep some heat reaching those spaces, know where your main shut-off is, and let vulnerable taps trickle when a hard cold snap is forecast. Those four things prevent most residential freeze losses on the coast.
Coastal BC does not freeze the way the prairies do, and that is exactly why pipes burst here. Buildings in genuinely cold provinces are built and run for it. Here, weeks of mild weather end in a short snap, and the water sitting in an uninsulated crawlspace or an unheated garage is the water that fails.
Which pipes actually freeze here?
Predictable ones. The failures we attend cluster in the same handful of places, all of them unheated or poorly insulated spaces that a continental winter guide does not think to mention.

What should you do before a cold snap?
- Disconnect and drain every garden hose, and shut the interior valve feeding each exterior bib
- Insulate accessible pipes in crawlspaces, garages and against exterior walls
- Locate and test the main shut-off valve, and tell everyone in the building where it is
- Keep the heat on, including in rooms you do not use; a closed unheated room shares walls with plumbing
- Open cabinet doors under sinks on exterior walls so room heat reaches the pipes
- If the building will be empty, keep minimum heat running or have the system properly drained
Why do pipes burst on the thaw?
Because the damage is done by pressure, not by cold. As ice forms inside a pipe it pushes the water ahead of it toward a closed tap, and the pressure trapped between the ice plug and that closed point is what splits the pipe.
The split often stays quiet while everything is frozen. Water only starts moving through it when the ice melts, which is why so many burst-pipe calls come in as the weather improves rather than at the coldest point.
A pipe already burst. What now?
Water inside a wall or a floor assembly does not dry on its own, and wet building materials in this climate support mold growth quickly. Getting the structure genuinely dry, and documented as dry, is what stops a burst pipe becoming a second, harder problem.
- Shut off the water at the main immediately
- Kill power to affected areas at the breaker if water is near outlets or fixtures
- Photograph and video everything before moving anything, because this is the evidence your claim rests on
- Call your insurer to open the claim, then get extraction and drying started, since most policies require you to prevent further damage
